High Peak Borough Council is currently considering a planning application for outline planning permission for up to 85 dwellings, public open space and associated works. This application is classed as a major application which means it will not be decided by a single planning officer but by High Peak Borough Council’s Development Control Committee.

Application Number: HPK/2025/0301.

Site address: Land to the west of Cemetery Road, Glossop, Derbyshire, SK13 7QE.

Council Ward: Dinting.

 

Public consultation ends: Thursday 9th October 2025.

This proposal has the potential to change the character of our area significantly. Local residents are strongly encouraged to make their views known. What you can comment on

High Peak Borough Council can only consider planning issues such as:

• The design and visual impact of the development.

• Effect on the living conditions of neighbours (privacy, light, or noise)

• Traffic and road safety.

• Loss of protected trees and hedgerows.

• Impact on trees, wildlife and the local landscape.

• Effect on listed buildings or conservation areas.

• Health, safety, or access issues.

 

What you cannot comment on

Some issues cannot be considered when deciding planning applications, including:

• House prices

• Loss of private views

• Neighbour disputes

• Temporary disruption during construction (dust, noise, traffic)
